Nesbitt Realty & Management examines the potential renter’s past behavior. With that in mind, our family brokerage assumes the applicant’s future behavior will be the same or similar. The possible tenant should demonstrate a history of being a top, solid renter and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several pillars including:
- Credit History – The prospective lessee's credit history informs us about the applicant’s current and past performance in meeting their financial obligations. The potential tenant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Application – After the applicant stop bys a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and scrutinize all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Criminal Record & Evictions – Nesbitt Realty knows it's critical to know the criminal and public court records of the applicant on every rental unit in Arlington County. Owners should be aware that many other management companys do not look at court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
